How can I find you?

The Peoria County Planning & Zoning Department is located on the 3rd floor of the Peoria County Courthouse (Main Street side). The mailing address is 324 Main Street, Room 301, Peoria, IL 61602. Planning and Zoning office hours are 8:30 AM to 5.00 PM, Monday through Friday excluding holidays.

When is the best time to call?

Inspections: Building Inspectors office hours are between 7:00 AM - 9:00 AM. Inspector phone numbers are given to applicants upon issuance of building permits. Specific requests for inspectors should be made during the hours shown, otherwise, calls will be transferred to their voicemail. Calls regarding complaints, permitting, & zoning are answered on the main office phone of 672-6915 between the hours of 8:30 AM - 4:30 PM.

What is a building permit?

Building permit is a document from the County of Peoria that provides legal authorization to begin construction of a building project.

What construction projects require building permits?

A building permit is required for new construction, additions, alterations, renovations, and repairs of a building or structure. Decks and sheds over 25 square feet in size require a building permit. Pools, fences and demolition also require a permit. Addtional permits for erosion control, electrical, plumbing, and HVAC improvements may apply. Please contact the Planning and Zoning Office if unsure whether or not your project requires a permit.

How do I get an address for my new home?

The Peoria County Clerk is located in Room 101 of the Peoria County Courthouse and assigns all addresses within unincorporated areas. Planning and Zoning requires an address assignment prior to the issuance of a building permit. The applicant must provide a site layout showing property boundaries, where your driveway lies in relation to the main road, and if your home is visible from the road. (Under most circumstance, you can usually obtain your address the same day you bring in your site layout).

How long does it take to obtain a permit?

Single family dwelling building permits are typically issued within 48 hours of plan review submittal. Commercial permits take an average of 14 working days.

What codes has Peoria County adopted?

2006 International Building Code, 2006 International Property Maintenance Code, 2006 International Residential Code, Current State of Illinois Plumbing Code, 2008 National Electrical Code, 2009 International Energy Conservation Code and other County Ordinances.

Where can I get Copies of these codes?

The International Codes may be purchased by calling 1 (800) 284-4406. The County Ordinance may be purchased in the Planning & Zoning Office or can be downloaded from Chapter 24 of the Ordinances Online.

What is a floodplain?

A floodplain is an area with water and ground surface elevations at or below the base flood or the 100-year frequency flood elevation. Floodplains may also include detached special flood hazard areas, ponding areas, etc. The floodplain is also known as the special flood hazard area (SFHA).

Can I develop on a floodplain?

Yes and No, a person may not make any new constructions or improvements to land that is located in a designated regulatory floodway. However the person may construct and repair structures located in the flood fringe, if the proper permits have been issued by the Peoria County Planning and Zoning Department.
